STR tax stuff is confusing. Here's what we get asked most.

What is Schedule E and do I need it?

Schedule E (Form 1040) is the IRS form for reporting rental income and expenses. If you rented your property for more than 14 days in the tax year, you almost certainly need to file it. HostBooks builds your Schedule E automatically from your transactions.

What bank statements and files do I need to upload?

Upload your bank statement CSVs (most banks export these), your Airbnb/VRBO payout reports, and any credit card statements used for the property. HostBooks supports CSV, Excel, OFX, and PDF formats.

What's the difference between a repair and a capital improvement?

Repairs (fixing a broken fixture, patching drywall) are immediately deductible. Capital improvements (new roof, HVAC, full renovation) must be depreciated over time. Getting this wrong is one of the most common STR audit triggers — HostBooks flags these for you.

Can I use HostBooks for multiple Airbnb properties?
